In a bold move, Shiv decided to leave his job and relocate to Leeds, where property prices were considerably more accessible than those in London. “You can buy three properties in the North for the price of one in London,” Shiv explains. By taking advantage of the lower cost of entry, Shiv saw an opportunity not just to build a portfolio but to create long-term financial stability. “Owning multiple properties reduces your risk and offers the potential for better returns,” he shares.

His goal was to generate enough passive income to cover his living expenses without relying on his job, but he acknowledges the challenges involved. “For example, if your family’s living costs are £5,000 a month, you might need around 10 properties generating £500 each in net rental income,” he says, though the specifics will vary based on individual circumstances and market conditions.

Aiming for £6,000 in Passive Income Per Month

What drew Shiv to property investment? “The appeal of property is that you can potentially get paid in two ways,” Shiv says. “First, you may receive rental income, and second, there’s a chance for property appreciation over time. When you refinance or sell, you could unlock additional profits.”

To offer an example, you might purchase a property for £120,000, and after 10 years, it could appreciate to £240,000, depending on the market. Rather than selling, you might choose to remortgage and release £90,000 in equity, which could then be reinvested into additional properties. Over time, this strategy could help you expand your portfolio and increase your passive income.

With an initial investment of £200,000, some investors might, over 10 years, build a portfolio of around 12 properties, potentially generating £6,000 per month in passive income. However, individual results will vary, and outcomes depend on market conditions, property management, and other factors. This approach may help accelerate your journey toward financial freedom, while also building wealth for future generations.

Compared to more volatile investments like stocks or cryptocurrency, property is often seen as a more stable asset class. “While property can offer returns through both rental income and capital growth, it’s important to recognise that market conditions fluctuate,” Shiv advises. “And while no investment is risk-free, property has a long track record of delivering solid results over time.”
